We recommend that it is 'best practice' to name all parties on the Tenancy Agreement and assess each tenant individually. However, we will assess whomever YOU request us to. The final decision regarding how many individuals are to be assessed rests with YOU. If your landlord intends to take out full Rent Guarantee and/or Legal Expenses cover for this property, it is a condition of these covers that ALL tenants are satisfactorily referenced prior to the commencement of the tenancy.

Below is a summary of how we can deal with a variety of scenarios:

  1. Married couple both working - two applications
    If we are sent two separate applications we will assess both parties and assess them on the rent specified for each applicant. Two assessment fees will apply.
  2. Married couple both working - one application
    If you send us one application for the main earner only, then, provided the earner is able to cover the total rent using our income multiple we will assess just one party. However, where Rent Guarantee is/will be in place, the other applicant must be referenced on our Credit Profile Plus service in order to meet the conditions of the cover.
  3. Married couple only one working
    As (ii) above.
  4. Non-married couples (together for more than 9 months)
    We will treat non-married couples who have been living together for at least 9 months the same as a married couple. As (i), (ii), (iii) above.
  5. Non-married couples (together for less than 9 months)

    • We will assess both individuals. Two reference fees will apply
    • If one is not working, we will assess both individuals and will require a guarantor for the non-working individual. Two assessment fees will apply.
